Position and Access:
Phase 1 has an address: 222–246 Hamilton River Road, Happy Valley-Goose Bay, NL. There will be access from Hamilton River Road and Phase 1 will utilize 4.75 acres of land for road infrastructure and road rights-of-way.
Parking:
Under Happy Valley-Goose Bay’s development by-laws, the parking requirement for a stand-alone retail shop is one stall per 20 m2 of gross floor area. This translates to five stalls per 100 m2 or five stalls per 1076 ft2.
Adjacent Land Uses:
North: North of residential Phase 1 is vacant land for future residential developments.
East: East of residential Phase 1 is mostly a commercial and light industrial development along the Hamilton River Rd.
South: South of residential Phase 1 is the Labrador Health Centre and vacant land.
West: West of the property is mostly vacant land.
Services/pad ready: Phase 1 will have access to full municipal services. Locations will have rough grading completed with water and sewer hook-ups in place.
Other Amenities:
Phase 1 is located directly to the north of Hamilton River Road opposite the Labrador Health Centre and adjacent to Tim Hortons. Phase 1 is also conveniently located close to the Town Hall, local skating rink, airport, and Muskrat Falls, a natural 15-metre waterfall located just west of Happy Valley-Goose Bay.
